About Sakaya 146 Ekamai
Sakaya 146 Ekamai: A Unique Residential Offering in Bangkok's Heart
Located in the lively yet peaceful Ekkamai-Thonglor area of Bangkok, Sakaya 146 Ekamai is a fresh option for homebuyers who want a quiet but well-connected lifestyle. Developed by Sakaya Development Co., LTD, this project steps away from the usual city high-rise condos, offering horizontal living. With only four exclusive units, each blending modern design with practical features, Sakaya 146 Ekamai reshapes what city living can be.
What Makes Sakaya 146 Ekamai Stand Out
Sakaya 146 Ekamai offers four multi-level detached houses that change up the typical single-family homes in a busy city. Made up of five levels, each home is carefully designed to meet the unique needs of today’s families. The small number of houses ensures both exclusivity and a sense of neighborhood.
Unit Types and Pricing:- Type A: Situated on a 50 sq. wah plot, offering between 587 to 620 sq.m. of space, with 4 bedrooms, 4 bathrooms, and parking for 4 cars. Prices start at 68.5 million baht, going up to 82.5 million baht.
- Type B: Occupying 63 sq. wah with 610 sq.m. of space, this includes 4 bedrooms, 5 bathrooms, and space for 5 cars, starting at 77.5 million baht.
Each home features standard ceilings at 2.4 meters, creating cozy and welcoming rooms. The Double Volume spaces go up to 5.4 meters, offering a roomy and open feel not often found in city living. The design also focuses on practicality and privacy, using solid walls to keep your home quiet and peaceful.
The Unique Design and Practical Features
Sakaya 146 Ekamai’s design shows ambition, particularly with its central courtyard, which lets natural light fill the home while maintaining privacy. This space can become a personal retreat, whether you envision a lush indoor garden or a cozy reading nook.
The rooftop adds another layer of flexibility, perfect for relaxing or entertaining. Homeowners can personalize this area to create either a peaceful spot overlooking the city or a fun gathering area for friends and family.
Location: Convenient living in Ekkamai-Thonglor
Situated in Watthana District, the project is tucked away in Soi Pridi Banomyong 25, close to Soi Ekkamai 10. This means residents get the best of both worlds: a quiet retreat with easy access to Thonglor's exciting streets, full of shops, renowned restaurants, and bustling nightlife.
For those who drive, the project offers easy routes to major roads like Petchburi Road and the Chalongrat Expressway. The internal roads within the complex make going in and out easy, even with temporary on-road parking, balancing greenery with functionality.
Community and Maintenance
The resident's upkeep fee is a reasonable 300 baht per sq. wah monthly. This covers security, gardening, and keeping common areas clean, maintaining high standards without stretching residents' budgets too thin.
Sakaya 146 is not just about living space; it's about creating a community. Residents will find a close-knit environment where experiences are shared, but personal spaces are also respected.
Wrapping It Up: A Dream Made Real in the City Center
Sakaya 146 Ekamai captures what modern urban living can be – more than just a place to stay, it’s about living well. It stands for rare opportunities as prime city spaces become harder to find.
Whether attracted by the great location, unique design, or thoughtful features, Sakaya 146 Ekamai offers a lifestyle full of privacy and prestige, right in the city’s heartbeat.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Thanks for your replies and helping me out!
Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
