About The Niche Mono Ratchavipha
The Niche Mono Ratchavipha: A Practical Approach to City Living
The Niche Mono Ratchavipha is a well-thought-out high-rise condo right at a busy spot on Ratchadaphisek Road in Bangkok. With twin 27-story buildings offering 840 residential units, this development by Sena Development combines functionality and comfort. It's located at the well-known Prachanukul Intersection, just across from Kasemrad Hospital, making it super accessible for everyday commuters and city explorers.
Project Overview
The development covers about 6 rai of land and includes 528 units in Building A and 312 in Building B. Each building allows up to 22 units per floor, fostering a community feel while keeping things private. The apartments include one-bedroom units ranging from 30-39 square meters and two-bedroom units between 53-58 square meters. Prices start at around 1.95 million baht, translating to roughly 75,000 baht per square meter.
Property Features and Design
The development offers various facilities that focus on everyday convenience. There's a shared swimming pool with a separate area for kids, a fitness center with a nice pool view, a spa, and a library with a meeting room. Both buildings have regular and service lifts for easy vertical movement throughout the day. Building A, the bigger one, might get a bit crowded with lifts, while Building B offers a more balanced experience for residents.
The architectural design of the Niche Mono Ratchavipha emphasizes efficient use of space and comfort. With L-shaped and I-shaped buildings, the communal area is well-organized for residents to enjoy. The units are designed for practicality. The one-bedroom layouts are cozy and great for singles or couples, featuring smart design elements like closed kitchens to manage cooking smells and sufficient balcony space for outdoor activities. The two-bedroom units offer extra space for families or those needing a home office or more living area.
The Location and Its Perks
This development is conveniently located for easy car travel, with access to expressways just a short distance away, making it great for trips around the city and beyond. Plus, it's surrounded by essential amenities, including big malls like Central Ladprao and Union Mall, and local markets such as Bon Marche and Prachaniwet Market. Getting into and out of the city center is smooth with a U-turn under the Ratchawithi Bridge.
If you prefer public transportation, you might have to walk a bit to the nearest bus stops, but the development offers a shuttle service to nearby MRT Bang Sue and BTS Mo Chit stations. This makes for a convenient balance between daily commuting and exploring Bangkok.
Realistic Challenges of the Location
The project does face some challenges, mainly due to its busy location. Like most urban intersections, especially near expressways, there can be traffic congestion during peak hours, which might lead to noise and air pollution. These factors are important to consider for anyone sensitive to them. However, many residents find the convenient location outweighs these issues, thanks to the access to multiple transport options and nearby services.
Unit Features and Living Space
Every apartment is designed with utility and comfort in mind. Laminated floors and built-in cabinetry provide a solid foundation for personalizing your space, while smart window placements let in plenty of natural light. The compact kitchens are thoughtfully laid out to maximize counter space and storage, perfect for everyday cooking needs.
- The cozy one-bedroom units are great for singles or couples, with sizes from 30 to 39 square meters.
- The two-bedroom models offer plenty of space, ranging from 53 to 58 square meters, making them ideal for small families or individuals wanting extra room.
All units come with useful amenities like air conditioners and built-in kitchen sets with stovetops and hoods, making the move-in process straightforward.
Community and Environment
Community facilities support a modern lifestyle. The shared 4th floor has a garden with spaces for relaxation and socializing. These areas encourage a community spirit, while still being spacious enough to avoid feeling crowded.
Being part of this development means easy access to a variety of facilities designed with residents' well-being in mind. Whether you're looking to relax in the spa, stay fit in the gym, or enjoy a quiet moment in the library, the Niche Mono Ratchavipha provides a balanced lifestyle option.

Questions & Answers
(2)How can I make profit from buying a condo in Bangkok?
Hello Ye... This ultra-luxury property in Bangkok offers strong investment potential through both capital appreciation and rental income. Historically, prime Bangkok real estate has appreciated by approximately 3–6% per year, supported by ongoing infrastructure development and limited supply in premium segments. Rental yields for high-end properties typically range from 4–6% gross annually, depending on location and unit size. With the right positioning, this property could generate a combined annual return of up to 8–10% before costs, making it an attractive option for long-term investors seeking both income and value growth.

Are there pros/cons of buying a condo on Thong Lo vs Ekkamai? Or are they similar?
Thong Lor and Ekkamai are very close to each other. Just a street over, however Ekkamai typically is better value yet still just 5-10 min away.
While close to each other, Thonglor is more developed and has numerous shops, bars and restaurants. It is a more "desirable" neighbourhood and in demand. It will attract higher prices for both rent and sale. Ekkamai is a developing area, and will eventually catch up to Thonglor. So, if you like trendy areas, Tonglor will be your more expensive option, if you prefer to stretch your budget a little further, Ekkamai is a good option with a strong potential to increase in value.
Ekkamai is a bit (but a bit) quieter Other is pretty much the same - all depends on the specific project
