In 2026, foreign demand for Thai condominiums stayed remarkably strong, even as the way buyers spend their money shifted. Official data from the Real Estate Information Center shows that overseas buyers transferred 14,899 condo units nationwide last year, accounting for 14.7 percent of all condo transfers in the country.
While the total number of units went up by 2.2 percent compared to the previous year, the overall transfer value dropped by 10.7 percent to 60.921 billion baht. This tells us that people are buying more mid-market properties instead of focusing only on luxury homes. The Top Provinces for Foreign Property Ownership Transfers in Thailand
When you look at the map of Thailand, foreign investment is not spread out evenly. Instead, it is highly concentrated in a few key areas. In fact, the top five provinces made up about 92.1 percent of all foreign condo units and 94.7 percent of the total transfer value.
Here is the list of the top locations for 2025 based on the number of units transferred:

The top three provinces completely dominate the market. Together, Bangkok, Chonburi, and Phuket accounted for 83.1 percent of all foreign condo transfer units in 2025.
Bangkok
Bangkok remains the absolute favorite for overseas investors. The capital city saw 7,029 units transferred to foreign buyers. The average price per unit here was about 5.03 million baht. Bangkok attracts a wide mix of nationalities, especially Chinese and Myanmar buyers. People love Bangkok because it serves as the economic heart of the country, offering modern transport systems, massive shopping centers, and fantastic job opportunities.
Chonburi
Chonburi takes the second spot, driven heavily by the massive popularity of Pattaya. Buyers here transferred 4,164 units. However, the average price point in Chonburi is much lower at around 2.78 million baht per unit. This means Chonburi provides excellent volume and affordability. It is a massive draw for Russian and Chinese investors who want vacation homes or properties they can rent out to tourists.
Phuket
Phuket sits in third place with 1,190 units transferred. This famous island is a premium resort market. The average price per unit in Phuket reached 5.12 million baht, which is the highest among the top three. Buyers here are often looking for luxury, sea views, and a world-class lifestyle. Russian buyers heavily favored Phuket in 2025, taking advantage of the beautiful beaches and excellent international airport.

Emerging Property Markets in Thailand
While the big three get most of the attention, two other provinces are making a name for themselves as excellent places for international buyers to settle down.
Chiang Mai
Chiang Mai offers a completely different vibe compared to the busy capital or the southern islands. With 848 units transferred, it is the fourth most popular province. The average unit price sits at a very affordable 2.84 million baht. Chinese, South Korean, and Myanmar buyers love Chiang Mai for its rich culture, cooler climate, and relaxing lifestyle. It is a top choice for retirees and digital nomads.
Prachuap Khiri Khan
Coming in at number five is Prachuap Khiri Khan, home to the lovely royal resort town of Hua Hin. Foreign buyers transferred 491 units here in 2025. The average transfer value was quite high at 4.58 million baht per unit. Hua Hin attracts European and Russian investors who want a quiet, peaceful beach town that is still just a short drive away from Bangkok.
A Closer Look at the 2025 Data
To fully understand the market, it helps to look at a few more important numbers. The average transfer value nationwide in 2025 was about 4.09 million baht per condo unit.
The market also went through some interesting changes throughout the year. During the first nine months, the market was a bit quiet. But things really picked up in the fourth quarter. In the last three months of the year, transfers rose to 3,888 units, showing a 9.3 percent increase compared to the same time the previous year.
We also saw shifts in who is buying these properties:

Chinese buyers remained the largest group with 4,940 units, though this was a slight drop from the previous year.

Myanmar buyers grew significantly, taking the second spot with 1,968 units. This was a massive 41.8 percent increase.
